HIGH ROAD

 

The scheme comprises of the proposed redevelopment of the site at Ilford, London to provide a residential development of flats, 2 retail units & 2 multiple use spaces. The approach in this scheme is to introduce two separate cores for two separate functions of the building and a generous shared service space to the rear of the building to meet the demands of improving sustainability.

The design is sensitive to local materials, daylight and privacy. The materiality and fenestration has been developed in response to the local vernacular. Using a buff brick and aluminium metal trims in windows frames and standing seams, the building can achieve a hierarchy of public and private. The render plinth and massing above ground level breaks down the form and massing to create a human scale, aligning with the context. The design accommodates functional voids (courtyard amenity), well-proportioned windows, blank walls on flanking ends and comfortable residential flats.

While maintaining an understated street frontage, the new build forms part of the street datum with aligned building lines, well proportioned fenestration, and neatly articulated facade. In developing the form, mass and scale of the proposal, the over-arching objective was to provide a safe and sound domestic environment. The residential units sit atop a new retail unit at ground floor level and multi-use spaces on 1st floor.
